2 Recent Paystubs (within the last 2 months showing Employer name, Employee name, payment breakdown, & timeframe) OR Employment Verification Letter from Employer if prior to new employment start date
> E-MAIL LANDLORD REFERENCE LETTER TO YOUR PAST/CURRENT LANDLORD ASKING THEM TO FILL OUT AND SEND TO APPLICATIONS@URBANDALEPM.COM IDEALLY WITHIN 2 BUSINESS DAYS
* Completed form must be sent from Landlord directly to UPM to be accepted
* Application process will not be complete until received from Landlord and accepted by UPM
To be considered, applicants must complete all steps above!
Once we have received ALL of the above, you may soon expect an e-mail from MYSMARTMOVE.com to fill out additional info needed for a thorough background + credit check, which will complete your application. *UPM may proceed with Smartmove background check before receiving Landlord Reference Letter, but application will not be accepted without it and it must be received in timely manner to be considered. If background/credit check, employment, and rental history are approved, UPM will then contact you to confirm approval and appropriate next steps.
Upon download and purchase of application, Applicant agrees to the following terms:
* Application fees are non-refundable, no exceptions
* Everyone over the age of 18 who will reside in the home must submit an application
* Applications will be reviewed in the order they are received
* We may receive multiple groups of applicants/applications per property; Owner/UPM has authority to choose the best fit applicant per property
* Those who apply within a group of fellow applicants must submit together in timely manner - need ALL requirements from ALL applicants for entire group of fellow applicants to be approved
* $60.00 non-refundable application fee includes download + credit screening and background check processing
*Co-signers must complete same application process in entirety
* Please note it will take minimum 3 business days to receive final approval after all requirements are received/background check is complete (receiving timely confirmations from employers and previous landlords may delay process as their correspondence is out of our control)
* Landlord Reference Letter MUST be completed and sent to UPM by current/prev Landlord
* Please see Rental requirements listed and review application + application process carefully
* Applications with previous evictions or convicted criminal backgrounds will not be accepted
* Upon applicant approval, UPM requires minimum 5-7 processing days prior to tenant move-in to gather and complete tenancy requirements; Tenant move-in date to be set by UPM, Tenant preferred move-in date may be pushed back as needed to accommodate
